Are electronically signed lease documents legally valid?
Applications, addendums, renewals, and disclosures signed electronically are enforceable under the ESIGN Act and UETA, with the signer's IP, timestamp, consent, and a SHA-256 hash captured on every signature. A few jurisdictions still require wet ink or notarization for specific recorded instruments, so check the rule for that document type before moving it online.
Can applicants upload ID and proof of income with the application?
Yes. File-upload fields accept JPG, PNG, HEIC, PDF, and DOCX (10MB per file on Pro, up to 100MB on Enterprise), and the files are served behind your authenticated session, not from a public URL. The signature and consent ride along in the same submission.
Does the tenant need an account or an app to sign?
No. You share a link or a QR code, the tenant fills and signs on whatever phone is in their hand, and the signed PDF with its audit trail lands in your dashboard.
